Averton is immediately seeking a full-time, Area Sales Associate (ASA). The ASA role is a stepping stone to becoming an Area Sales Manager (ASM). The ASA is responsible for assisting the ASM generate sales, meet sales targets, and meet customer service objectives. Key Duties And Responsibilities

  • Frequently research the local housing market; review and compare Averton's housing product on an on-going basis
  • Prospect and network for new business and customer opportunities
  • Liaise with the Construction Department to ensure proper information flow, orderly start and delivery of sold and spec homes
  • Oversee all documentation and paperwork load flow related to business
  • Work closely with the ASM to generate and facilitate sales

Qualifications & Requirements:

  • A minimum of 6 months experience working in a showhome environment a a Host/Hostess or Assistant
  • Consistently demonstrate initiative to learn and grow within the organization and the new home industry

Role and Responsibilities:

  • Complete the set up and maintenance of new projects as assigned by management
  • Coordinate with preconstruction, site, and subcontractors to ensure projects are completed on time and within budget
  • Assignment of work duties to estimating, drafting, design, and site as required for build process
  • Conduct project specific meetings, including but not limited to weekly preconstruction meetings, weekly site meetings, monthly general meetings
  • Create, manage, and maintain project budgets complete with regular reporting generated on a basis determined by management
  • Work with estimating on procurement and negotiation of tenders
  • Work with the sales team to ensure product library is relevant and up to date
  • Manage Newstar systems relating to projects (base models, parts, craft codes, products, PO’s, etc.)
  • Coordinate with the preconstruction team to align priorities for each team member
  • Provide support and mentorship for drafting, design, and estimating
  • Work directly with the site managers to ensure all issues on sites are reviewed, allocated correctly (VPO/PO) and are adjusted on future jobs moving forward
  • Ensure preconstruction and construction timelines are running as planned
  • Ensure all stoppers are vetted with best practice in mind and are completed in a timely fashion
  • Complete custom price requests from sales and design as required
  • Complete plan red line reviews to ensure errors and omissions have been captured before release to site or subcontractors
  • Review and ensure all sales contract documents are submitted correctly
  • Complete continual research of new trends, products, and materials available that may provide a better product or price point
  • Coordinate and release any adjustments to schedule A as required, including pricing summary of changes to management for approval, adjustments to all documents, release to team
  • Actively participate in creation, roll out, and enforcement of standard operating procedures
  • Actively participate in safety program to ensure all aspects of Averton are functioning at the highest level of safety standards
  • Complete site walk throughs on a regular basis to ensure site cleanliness and to keep on site actuals aligned with the preconstruction plan, schedule A, and budget
  • Complete reporting as required or requested to management
  • Develop comfort to begin to oversee additional aspects of the projects such as warranty and service, project scheduling, design coordination. Long term role development will see the individual overseeing a project from conception through to completion.

Duties:

  • Ensure overall project site cleanliness by coordinating subcontractors, materials, and waste in an effective manner;
  • Resolve on site problems and coordinate any revisions required to base plans and budgets back to project manager;
  • Coordinate, schedule, control and supervise all onsite activities to ensure timelines are met and budgets are controlled;
  • Utilize Newstar to access documents and keep construction schedules up to date daily to ensure reporting is as effective as possible;
  • Ensure all homes are handed over to service and warranty as deficiency free as possible;
  • Review invoicing to ensure accurate payments to subcontractors based on site completion of scope;
  • Provide an elevated level of service to homeowners during construction walk throughs and possessions;
  • Provide schedule reports on a regular basis to management for all onsite activities;
  • Participate in weekly construction meetings and monthly general meetings as required;
  • Coordinate and run on site toolbox meetings;
  • Ensure reporting is completed as requested or required by management;
  • Ensure proper safety training for all new on site trades is performed;
  • Actively participate in safety program to ensure all aspects of Averton are functioning at the highest level of safety standards;

Averton is immediately seeking an experienced Senior Site Coordinator with exceptional organizational and communication skills to join our team in Mt. Albert, Ontario. We are only seeking candidates who can demonstrate an ability to organize and problem solve.

Job Purpose

The Site Superintendent will be responsible for all job site-related activities at Village Green Commercial and Residential Blocks, Mt. Albert, Ontario including order to accomplish production of homes safely, within budget, with the allotted scheduled timelines, and to excellent quality standards. The Site Superintendent must have great attention to detail and superior management skills to direct various activities of competing urgency. The Site Superintendent must also take responsibility for ensuring safety on Averton sites at all time.

Duties and Responsibilities

Site Supervision

  • Responsible for the overall site operations of the project
  • To plan, co-ordinate and manage all aspects of any given project effectively and efficiently
  • To review construction drawings and identify items that require clarification, to implement an effective and productive construction program
  • Identify opportunities to alter details in design to benefit the promotion of building efficiency, improve constructability and encourage cost savings
  • Prepare and implement the construction schedule as directed by the General Superintendent
  • Ensure that the project is being constructed with effective cost efficiency and being accountable to the overall budget
  • Must be the champion of project soft costs such as labour, waste management and overall site operation
  • Responsible and well trained in all aspects of safety
  • Must be very familiar with the Occupational Health and Safety Act and ensure that all sites have up to date copies of this legislation.
  • Responsible for promoting and identifying good workmanship and be able to enforce Averton’s Quality Control Program
  • Responsible for maintaining good working relationships with the trades and consultants and the promotion of quality and consistency throughout our projects.
  • Ensure that all site supervisors maintain accurate and concise records of daily events on each project site.
  • Prepares and manages production schedules for surveyor, excavation, footings, foundation walls and backfills with appropriate trades, inspectors and suppliers.
  • Monitors quality of excavations, footings and foundation walls on a regular basis and takes corrective action as necessary
  • Attends regular staff meetings and is prepared to discuss safety, quality, production timelines, costs and other Issues
  • Reviews all lot specific / customer changes and implements relevant changes into foundations per company policy and procedures.
  • Ensures protection of all catch basins, water boxes and valves, hydrants and utility vaults prior to and during excavation.
  • Manages installation of all services to the home including: sewer, water, gas and hydro
  • Deploys best practices for winter building, including frost protection, snow removal and road maintenance
  • In collaboration from the General Superintendent manages the installation of basement and porch concrete slabs
  • Schedules and manages the Installation of all aspects of construction
  • Manages grading of lots with contractors, in accordance with approved grading plan including balance fills on lots (when possible) prior to framing, grading for bricklayer, cutting of driveway, filling garages and rough grading for topsoil.
  • Schedules and attends all inspections with municipal inspectors and soil engineers. Conducts final site inspections with appropriate agencies.
  • Coordinates timely installation of curbs and sidewalks prior to sodding & grading program (will require collaboration with land department and co-developer as required.
  • Maintain documentation of all curb/sidewalk and infrastructure deficiencies prior to the commencement of the top works program
  • Manages the lot certification process in conjunction with the Supervisor of Exterior Works and Operations
  • Responsible for year-round road cleaning and general lot and site cleanliness.
  • Responsible to meet schedule for paving of driveways.
  • Inspect homes to ensure quality adherence
  • Inspect homes to document construction status
  • Schedule and coordinate trade and labour activity

Safety

  • Provide and communicate corporate policy and standards to ail workers on a project
  • Ensure all reporting notices to crown agencies/legislative bodies are complied with
  • Ensure accurate recording of all safety related documents
  • Make all records available to crown or governing agencies as required
  • Work in accordance with the rules of the company and applicable Acts and Regulations
  • Ensure as far as reasonably practical all workers comply with applicable act, regulations and corporate policies and procedures
  • Respond to project JHSC recommendations within 21 days
  • Ensure only competent trades are engaged to perform work on projects
  • Inspect the project/workplace weekly
  • Ensure inter-trade cooperation and coordination
  • Take every precaution reasonable for the protection of yourself and other workers
  • Ensure all workers are using the prescribed personal protective equipment as required
  • Issue safety bulletins where appropriate
  • Provide in a safe condition all materials, tools, equipment, and safety equipment
  • Correct any noncompliance issues in a timely and reasonable manner
  • Ensure safe work procedures are created, reviewed, and approved for company high risk activities as identified and workers are trained in those procedures
  • Track all unique hazard reports and implement preventive measures as appropriate
  • Maintain Workplace Compensation / insurance Board files
  • Implement preventive measures in response to reported incidents and accidents

Finishing

  • Ensures complete adherence to Averton Construction Processes, in accordance with Policy and Procedures.
  • Accountable for managing the construction of assigned homes from carpentry to 30-day warranty service request signoff.
  • Monitors all daily trade functions: timeliness, quality of workmanship and completion of work.
  • Walks all homes on a daily basis to ensure imperfections are noted, Building Code is adhered to, and Homebuyers Options and Extras are complied with. Adheres to procedures as required by the trade Scopes of Work and Averton Quality Standards and takes corrective action as necessary.
  • Conducts a detailed frame check on each unit prior to drywall, in accordance with Averton Policy and Procedures, and follows up to ensure the timely completion of any items noted.
  • Schedules and conducts homeowner frame walk.
  • Responsible for supervising on-site construction staff, including the scheduling of subcontractors, inspectors and suppliers on the job.
  • Resolves day-to-day problems on the job site, inspecting all work during construction to ensure compliance with plans and specifications, and resolving construction problems.
  • Approves subcontractor Invoice for quality and quantity before issuing Completion Slip.
  • Assists in ordering all materials required to construct houses.
  • Continuously trains and mentor’s staff.
  • Reinforces and educates the importance of schedule adherence {and assists where trade availability is causing difficulty), unwavering focus on Averton mission, and safety and quality standards.
  • Communicates and coordinates activities with other staff (Site and Head Office) to ensure smooth production operation.
  • Schedules and attends all necessary municipal inspections. Assists Inspectors with the completion of the review, and rectifies issues as required.
  • Responsible for managing to the Production Schedule and updating it no less than weekly. Adds comments regarding site changes and improvements as necessary and communicates to Senior Builder.
  • Ensures all work is being done in a safe manner and enforces safety standards and laws within positions scope of authority.
  • Ensures homes are as clean and aesthetically appealing as possible while under construction.
  • Schedule resolution of PDI deficiencies

Qualifications

  • At least 10 years of demonstrated experience in a Supervisory position in residential construction
  • Advance knowledge of current Ontario Building Code
  • Experience in Part 3 Construction preferred
  • Construction Management certificate/diploma or Trade Qualification is considered an asset
  • Demonstrated success in working on high-end finishing’s
  • Demonstrated understanding of construction terms, scheduling, and planning concepts
  • Ability to handle high-pressure situations and stay composed while working under pressure, leading by example, and maintaining a high standard of professionalism
  • Proficiency with construction drawings, Microsoft Office and Microsoft Project, and strong writing & communication skills
  • Demonstrated skills with planning, organization, and the ability to multitask, as well as leadership and supervisory skills
  • Ability to problem solve in an effective manner
  • Valid Driver’s License
  • Procore knowledge is an asset

Working Conditions

  • Primarily a typical site environment; located in Mt Albert, Ontario
